This is an extra large one-bedroom, with ample space for 2 couples or a family of 4, with separate dining room, enclosed kitchen, large bathroom and separate WC/lavatory.

 Located on a bustling street off the busy traffic of the Champs Élysées, you will especially enjoy the central location, so close to everything including Métro line 1, which takes you right to all the major sites in Paris. This extra-convenient Métro line is only a 1-2 minute walk from your door. A 2-3 minute walk takes you to Métro line 9, which leads to the grand department stores (Galeries Lafayette, au Printemps), the church of St. Augustin, the famous Paris Opéra, the bateaux mouches and the Eiffel Tower.

The apartment is in the heart of the 8^th Arrondissement (postal region), the wealthiest area of all Paris. You’re a 5 minute walk from the Presidential Palace, and from the three finest hotels in Paris – the Georges V, the Crillon and the Plaza Athenée. This special area is full of great restaurants, from high-end gastronomic delights, to many economical choices especially for families with kids. Likewise for the boutiques and stores, with famous brand name luxury stores and large shopping malls just around the corner from you. Nearby is Ave. Montaigne, home to most of the great Haute Couture houses like Chanel and Dior. Within only a few minutes walk, you can be at the Arc de Triumph, Concord Place, the Eiffel Tower or the Tuileries Gardens which lead to the Louvre and the wonderful Musée D’Orsay. You also have the gorgeous gardens that line the “quiet area” of the Champs Élysées, for relaxing, surrounded by greenery and tranquility, while right in the center of Paris. This is a handsome building from the early 19th Century, which just recently underwent renovations (Summer of 2005) and includes an elevator for this 3^rd floor apartment. The apartment is always bright. It has double-glazed windows, both out to the street as well as the courtyard area. It features an original parquet wooden oak floor, which is over 200 years old and in great condition! High ceilings, centuries old plaster moldings and carefully chosen furnishings make this a very comfortable home. The owners have even installed air-conditioning units for those hot summer days/nights. And, of course, there’s central heating.

The living room has a comfortable double sized sofa-bed sleeper. There’s a desk with a free high speed internet connection, and a phone set up to receive calls from anywhere. There’s a stereo with a selection of CDs. The television features many cable channels including CNN, BBC World and CNBC. It will also receive 7 movie channels, many of them with English sound tracks. There’s a DVD player and a VCR. There’s a beautiful (but non-working) marble fireplace.

The kitchen is well laid-out, with all the amenities you could wish for. If you’re a gourmet cook, you’ll find all the tools you need to create your next masterpiece. Or brew up a simple café-au-lait to accompany your morning baguette from that special bakery on the corner.

The dining room can seat 6. There’s a classic tapestry from the mills of Aubusson, and a 17^th century armoire.

The bathroom is very convenient when 4 people are using the place, as it is independent of the bedrooms and the separate WC/lavatory. There’s a shower, a tub, a lighted make-up mirror and a heated towel rack. Also in the bathroom is a Miele washer and separate dryer, complete with English instructions, and a storage locker for your suitcases.

The bedroom, which is on the courtyard, features a very comfortable queen-size bed with reading lights, a double glazed window for extra quiet, a black-out blind, a hook-up for the air conditioner, a cupboard and a dresser.
